
I spoke with someone yesterday who knew 2 people with homes in foreclosure that did not know about or understand the merits of a Short Sale. The homes were listed for more than they would ever appraise for because the listing agents BOUGHT the listing. They listened to the homeowner....they made a list of what the seller owed including mortgage payments for which they were behind...added commission, maybe a sprinkle of back taxes and topped it all with a "little bit extra" to start over and then put the house on the market for this inflated price....to the seller, this was the only way that they could leave the property debt free.....NOT THE CASE !
If you are behind on payments, have lost your job, are getting divorced, your mortage rate adjusted...have become disabled or have some combination of these situations or other hardship...a short sale may be your solution. THERE IS NO COST TO THE SELLER FOR A SHORT SALE. In a short sale, the seller is also not allowed to profit...so while no profit is made...there is also no expense ! If anyone tries to approach you as a seller and suggests a fee of ANY kind...RUN do not walk away as quickly as possible. You should never pay anything as a seller for a short sale.
