

If you were interviewing a real estate agent to sell your home today...
and could only ask one question
What Would\Should it Be ?
The question....that tells you the very most you will need to know in making a decision on which realtor to choose is: "What was your list to sale ratio for the last year and how many (if required) price reductions did that average ?"
If an agent has a handle on the market...has done her/his/their homework...they know how to price a home...AND if the market takes a slide AFTER a home is listed (not before and the agent bought the listing for whatever he/she/they thought it would take to get the business) ...the price has to slide with it.....Knowing how to price a listing, then following thru with a monitored marketing plan is the key to putting a sold sign out........
Don't Play games with agents who Play "Buy Your Listing at ANY Price"...Know that their experience is what counts to get your home sold.







Right on! I am so surprised at the number of agents who don't even know what this is, much less what their own stats are! I am a metrics kind of a gal, and this really works at the listing presentations. But, as you pointed out so well, it is one thing to "buy" the listing, or base your stats off the final price, which is misleading. Great post!
With all that is written on the subject of correctly pricing a home, you would think sellers would be hip to what it means to get it wrong. Guess there is nothing more agreeable to a seller that to hear their home is worth even more than they thought.

Mary - That WOULD be music to a sellers' ears....to find hidden treasure in their equity...these days...not so much !
