Short Sale Tales Part 31 "The Agent Has the Seller Explain a Short Sale..."

Upside Down HouseIt is a holiday weekend....and we sure don't want our sellers to miss any showings but at the same time, we appreciate agents who understand that there may be overnight guests and getting everyone out of the house may be a problem. We had a "same day" request which our seller gratiously honored with the understanding that they would be there during the showing....the weather is also less than inviting for even walking around...foggy, rain/snow.

Soooo the agent shows the house and proceeds to engage the seller in conversation. ...with her buyers present...urgh !

Our Seller is a  smart Lady and did the research on Short Sales FOR her divorce lawyer so that she could get out from under the financial burden of the house, stop borrowing living expenses from relatives and get on with her life.  And she found us on the internet and interviewed us before suggesting to her ex and lawyers involved that we list the home.  She knew the previous agent or agents without short sale experience could not likely close the sale.

         Real Estate 101 (This was an experienced agent)....if you have questions...ASK THE LISTING AGENT NOT THE SELLER. Too many opportunties for mis-understanding, mis-information....MISSED everything ! We have told the seller if she should ever be in that situation again....just tell the agent to contact us...it's easier...it's smarter...it's professional.

       Understand Short Sale Buyers, Potential Sellers....and Agents...Sellers are not Short Sale authorities and it is best to contact the listing agent. Know that home sale contingencies are not acceptable....Short Sale Sellers don't fix or repair....,if you aren't paying the mortgage....you aren't paying for the well test, the radon mitigation, the new windows, paint, carpet....etc....it's on you Ms/Mr/Mrs Buyer...know that questions are best answered by those who DO know.

You are right Sally and David it is deadly when the buyer tries to engage the seller. Red flags go up in my mind.
