
We take real estate very seriously....we built our home with a home office...we have multiple designated phone lines and a fax line just for our real estate business and the irreplaceable wireless internet throughout the house...thank you Mr. Technology wherever you ARE ! The business line rang after 9:00 with a call from an agent...did one of our listings really have a solid offer and was it going to close...yes, yes....She knew that we did a lot of short sales and said that the ones she had tried...were of course, very difficult, and went into foreclosure...they, she said "just couldn't be helped." Hmmmmmm...had she done ANY that closed...well no, she had not. Hmmmmm maybe just maybe, she had not taken the classes....not had a mentor....not known what to do in a timely manner....Agents need to take responsibility and know what they don't know. Sellers, you need to recognize that not every agent who claims to know what a short sale is, has not had the experience to close a short sale....be careful...no experience...find someone with experience...a SHORT SALE IS FREE TO THE SELLER. Short sales do not seem to be happening in our county so I don't have any experience even though I do foreclosures.
Different counties post these things differently...we have one that posts the lis pendens on the net....and there you have it...instant short sales....or you can research adjusting mortgages if you are really enterprising.

I remember doing short sales in the past, as well as now. The beauty is now more ears will listen. lenders actually thought I was calling their bluff.

Hi Sally and David, There are certainly a lot of agents out there taking Short Sale Courses that really are not that good. Thankfully, there is a relatively new course that is being offered throughout much of the country by a couple very experienced in short sales. I was pretty skeptical at first since I have taken a few "short sales courses" and have not found them to be worth much. Their course is a two-day certification, which Howard Brinton of StarPower now endorses. It is called Certified Distressed Property Expert. Their names are Alex and Cadey Charfen, and they were the ones who introduced me to Active Rain. The more people that receive proper education about Short Sales, the better for all of us. Thank you for comment and additional resource....we have taken a course, built a team and a national network of referrals for this type of business. I fault managers to some degree....while agents are "independent contractors" over pricing and not knowing what to do with a short sale...or thinking a discussion in a morning meeting makes you qualified....will only bring more foreclosures, brokerages that are less successful and further defeat efforts to revive the economy.
Hi Sally and David - It looks like you're doing it right! There are so many agents who don't have the knowledge to wade through the process. It can get very frustrating, the banks don't make matters easier. Then the homes that go into foreclosure are being marketed at teaser prices to encourage a bidding war...sheesh...I'll be so happy when we return to some form of normalcy.
U bet Gail...hard to say what "normal" is in this business anymore....If there were penalties REAL PENALTIES for practicing what you don't know maybe we would see fewer foreclosures....thank you for your comment !
