Should I wait until January to List my Home ?

  We get calls this time of year and soon to be Sellers are n a January 17quandry as to whether they should wait until January to list their homes or list now.    As the last coat of fresh paint dries, the wondering continues.            

      With the fresh smell of pine needles...maybe a dash of cinnamon...tastefully and welcoming decorations that say "welcome home".....and that plate of confections next to the agent's home brochure that makes your home that much more memorable for the Buyer and the Agent..."let's go back to the cookie house....for a second showing" kind of impression.Cookies

      One never knows neighborhood by neighborhood when "thinventory" will become inventory....and like Spring...there will be those people who wait until the calendar page turns...Beat them to it !

Agreed! Do you have a buyer for a 2 story home in Springbrook in Wka, 3 bed 2bath, priced under 300K, prob around 285k?  Coming within a week!

Hi Sally and David... I've sold my fair share of listings that came on the market just before Thanksgiving and had them closed by new year's. I've listed property in mid-December and had it in contract before end of year. Price it right, market it right and a house will sell.

A home can't sell if it's not on the market. I listed a house on December 17th and had an offer in 2 days from someone who came in over the holidays to look! We closed late January. I'm putting a house on the market next week..single story $379,900..4 bedroom 2 we get an offer!

In my neck of the woods, this is certainly something that occurs in adult communities.  I speak with my clients about the pros and cons, but ultimately leave the decision up to them.  There are buyers in the offseason too, so one would hate to miss out on them, right?

I agree...

less competition on the market and the buyers are more serious!

Some sellers may need to be reminded to tone down the decorations don't want to go aren't selling the North Pole!

I know many Sellers think that waiting until after the holidays is a better time to sell. But as you well pointed out, the decorations and the wonderful smells of cookies and Cinnamon could just make the sale.

Sally and David now is one of the best times to put a property on the market for sale.  There is less inventory therefore fewer houses to compete with.
