   Our purple envelopes (monthly newsletter to those of you who do not read our posts regularly,were hard at work this Envelopeweek when one of our former Seller/Buyers called to ask us to list their house.   We know how much they love the house and wondered why their change of heart/house.  Off we went....the house is in a very popular neighborhood and know that it would sell quickly and they would profit well from the sale.

       We talked about the things that they had done to "make the house their own" and other plans that they had for the future...the future...they didn't think could be in that house.  There had been a change in employment and paying mortgage payments had become more of a financial burden than they could continue paying.

    They willingly shared their expenses and we made some suggestions....the two largest being a refinance and change in insurance companies which alone reduced expenses consideratbly in addition to some other suggestions we made.             Piggy Bank

      Within a few days....they learned what their savings would be and that they could save money for the other changes they wanted to make to their home.

      No new listing....instead a warm, good feeling that only comes when you see the ear to ear smiles and heartfelt thanks you get from ..."did not have to be" Sellers.

Good morning, Sally K. & David L. Hanson and that's what separates the true professionals from the others.... every homeowner who panics about numbers is not necessarily a homeowner who MUST sell....  this happened to me twice....once with a newly divorced woman who panicked and I directed her to a mortgage person for a refinance.... 20 years later she is still thanking me...

and another who I graduated from high school with.... listed with another friend/classmate who had a high number on it... I was called and gave her the real number....and then set her up for a refinance.... to this day she thanks me and continues to tell people she does not know where she would be right now if she had sold 10 years ago.... she'd be renting and out of money!!!

Well done, Sally and David.  I've had a few come to me in the same situation, but to get a refinance, and they don't qualify.  So they have to sell their homes.  But at least we tried to enable them to keep the home first.

Sally & David, So nice to hear your story and know there are wonderful realtors still doing what's right.  I had an experience just 2 days ago where I got called in to list a house by family.  Both parents were going into assisted living.  After hearing that there was a wait list of 23 people for the community they were leaving, I told the family to save their money.  I'm happy to consult but there is far too much demand.  I know it will come back to me 10 times over.

I just did something similar with one of my listings when we found out there were title issues and the sellers were hurting  I'll not be selling their home but I did help find a solution to their dilemma.  Great feeling and a lot more referrals.

Trust is a powerful thing Sally and David, fantastic post! I recently discussed selling a past client's home because another agent told him the property was worth much more than current market value. He called me for information to potentially list and together we realized it wasn't true so he will continue paying down the mortgage until the time is right for them.
