Relocate to Wisconsin : Why did you Send me to STUPID REALTORS ? she asked her lawyer

Why did you Send me to STUPID REALTORS ? she asked her lawyer

One of the most unique parts of having divorce as a niche is that you (the real estate agent) are the only person who can talk to ALL parties involved...both lawyers and as we call them the "bride and groom" and sometimes other Divorce gavelprofessionals involved in a divorce case. What his attorney tells you is not what he tells her attorney...what either attorney tells you may not be what they tell the judge.....and but of course...the Bride and Groom have different stories...that's a given....if they could agree on one...they may not be getting divorced !

Another very cool thing about this niche is that once you develop the expertise...your phone rings quite automatically and you expand your sphere of influence to other Nurtureprofessionals and the beat goes on...and your business grows...not overnight as some "coaching classes" forecast....but it does happen if you continue to nuture it.

We were recently referred a case and the only answer to get the mortgage out of both names was to short sale the property.  The mortgages were piled past the chimney and that "hoped for equity" when the judge ordered YEARS ago to refinance or sell was not going to happen in this lifetime.

Divorce old and new    We understand that it is a very difficult time...even or maybe more especially "post divorce" when old wounds are opened....the arguements are renewed and it the "bad and the ugly" begin again.  We encourage people to take record our conversations because like with any other "new" news that is is difficult to take it all in at one time.

We encourage people to take notes...record our the literature we supply them go to our short sale dedicated website and call us at ANY time with any questions.  Well one of those communication processes whaeverreached a short circuit....and like the "secret game" what the client told the lawyer was we told them to short sale their house and owe the bank a six figure deficiency. OH YICKS....yes we agree IF we had said that we would be the "Stupid Realtors"..!

Get it in writing...record it...sleep on it...ask every question that comes to mind and know that your Lawyer had your best interests at heart....and not with "Stupid Realtors."

If you or anyone you know is looking for Real Estate agents with an education based practice based complimented by successful experience in Southeastern Wisconsin...Please call the Hansons, we would be honored to be of service.

Thanks for this advice.  This is not an area that I am interested in right now.

Likewise, when I used to list and market lots of short sales, I would counsel the sellers to help them emotionally move through the porocess without it taking a toll on their marriage.

Couples who find themselves in these difficult situations are fortunate to have agents such as yourselves who are experienced in this niche and can help successfully guide them through what is often a very trying situation.

Hi Sally and David -- you have developed this niche very nicely --- I'm not surprised your phone continues to ring.  Your professional approach is the right approach during this often difficult time.

Creating a niche takes time and sometimes a little luck does not hurt

Sally and David, how wonderful that you specialize in this important segment of real estate. I'm sure your valuable insight is a lifesaver to many - it's tough to go through a divorce. Selling a home and going through a divorce. ARGH.  D

It's fun when others say what you said, only what you said isn't what they say you said.  Say, did I say that right?

OK Sally & David, I must admit as much as I would love all the extra business.... this niche would not be for me... you had me out when you said:

...what either attorney tells you may not be what they tell the judge.....and but of course...the Bride and Groom have different stories...

Great post divorce listings are not easy, I refused one two years ago when I realized the husband had no intention of selling the house. He was already putting up all sorts of red flags when we sent over the listing paperwork. So glad I fired them before they became clients.

Oh, your clients are SO lucky to have you, Hansons both! I cannot imagine having property hanging over my head during an already incredibly stressful process...for YEARS. Unbelievable!

'Stupid Realtors' simply shouldn't be allowed to practice - especially in an area which they are not qualified to practice such as this!

Sally and David very often people only hear what they want to hear, so very important to document everything, so we do not find ourselves on the "stupid" list.

Good morning Sally.

Sounds like that person had selective listening.  Put it in writing or record the conversation....

Good morning Sally and David.  As they said in "A Few Good Men", some people just can't handle the truth.

You've got to be a special Agent to specialize in the Divorce niche ... there are so many emotions happening, all at the same time.  I'm not sure I could handle it.
