IF you are Considering Divorce....Welcome a CDFA to your Team !

  Divorce is complicated in all kinds of ways...and you will hve to trust me when I say that if you have been divorced...or know someone who has been (who doesn't ?) does not make you an expert on divorce and real estate.

 Divorce    There are so many pieces....and they need to be put together while the two main participants are IN pieces !  It is a time of frustration and stress for both parties....the uncertainty of everything...Why did I trust her/him to ....hand the finances, be faithful, (two of the largest reasons to divorce) ....the Why's don't matter any more...you are where you are...and you need expertise on every level to get you to the next step.   Not any one person is qualified, in our opinion, to handle all the pieces....and should not.

   From the school of "Know what you Don't Know" from which we are graduates ....we DO know the pieces of divorce that involve real estate and that is so much more than other kinds of real estate transactions.   We have testified at Puzzle pieceshearings and in court....we are written by name in divorce decrees...we have conference calls with lawyers.  We are the only members of the "team" that can talk with ALL parties involved....both lawyers, the ex's to be (we call them the bride and groom) and other professionals who may also be involved in this permanent separation process.

 CDFA   A HUGE piece of the Divorce puzzle is financial...and many, many lawyers make proposals that would be better served by someone who is a CDFA  (Certified Divorce Financial Analyst.)   These professionals are schooled in the art of "division" of both assets and debts.  Professionals who have earned this designation/certification have a minimum of three years in a related field of accounting, banking or family law before taking this additional educational credential.

     The services of a CDFA are not limited to people WITH huge assets.....they serve people in many kinds of situations...where credit cards, pensions, child support, maintenance, etc., etc., need to be divided...these are the people who recommend the ways this can be done. They are well aware of tax issues...and penalties...they are the Gurus

of the divorce financial world....and to our minds, should be consulted in every divorce.  Having worked with people who employ them and people who do not...the difference is HUGE....and the happily ever after is generally as happy as it can be with their able assistance.Happily Ever After

    Much like real estate and other professions, to maintain this designation there is also continuing education and of course dues that are required.    They are the Royalty of the next Chapter of life for someone who is divorcing.

i would never wish a permanent separation on anyone but it does happen and you need experts like you to help guide the "bride and groom" through the process. Clients will be so pleased that you were the ones handling all their real estate transactions.

Great post Sally K. & David L. Hanson. I've run into more than a few divorced or divorcing couples trying to sell their home. Always a challenging listing (IF I get that far). I wasn't aware of the availability of such qualified professionals to assist. I would be interested in more information (including how to get the bride & groom to both buy in to the help... I'll be reaching out to you.
