The Buyer and Sellers are welcome to become new best friends when the ink is dry on the closing papers and hands are shook...and not until then.  If the Buyer has more questions not answered on the condition report or the last three emails, please continue to email or call me and I will be happy to get answers for you.

     Our Sellers....or Buyers...have hired us to represent them...we feel it is best if we do that agent to agent and not buyer to seller scrambled to agent. Toooo much opportunity to have things misunderstood....You know the "secret game" Whisper gameyou played as a child....what happened when "the same" message was passed around the circle of children...not received as the same message, Hmmmm ?

Yes, this summer I had "unrepresented buyers" offer to meet me at the sellers home at 9am, which was fine until they showed up at 8:30 and my elderly couple gave them the tour and asked them "how low are you willing to go".  People. The buyers were not willing to pay enough...

Well that's certainly a new one. I've had buyers and sellers chat when showing property on rare occasions but that's about it. Sounds like this selling agent is not real clear on his fiduciary duty.

I will often set up walk-throughs when we are very close to closing because with vacation properties out in our remote area, there are many things you need to know, like where to shut the water off when you're gone! But, at the beginning--I don't think so! Yikes the repercussions are astronomical.
