Socially Speaking...A Great Way to Get Connected...

    The newsprint medium in southeastern Wisconsin with the exception of a few specialized monthly publications, has long since disappeared as an option for advertising messages. The local weekly "papers" are now on line sites and the large daily metro paper has significantly reduced circulation.

      It became increasingly apparent that social media was the way to reach our intended audience for our listings.  Initially it felt like throwing words in the air and hoping they landed no newspaperin the right place...the "touch"  we had been used to of the printed word..choosing page position, paying an additional fee for any color used, etc. was gone.

   Craig's list became the new "classified section" and ads run there were complimented by Active Rain, Facebook and others and what had appeared to be a mystical sort of "throwing words in the air" .

   We were the first Realtors in our market to have taken the CDPE course for short sales. We were graduates of one of the first classes we took in Florida and unthawed our knowledge back in Wisconsin in February. We explained short sales...we marketed our short sale listings and told the Happily Ever After stories of successfully closed  sales.

   It was if a volcano erupted....Sellers found us (still do), referral sources found us (still do) and Buyers looking for volcsnoshort sales found us (still do) .  We became the recognized experts in the market ....and credit our social media presence to that recognition. 

   We continue to build and foster our marketing efforts applying what we have learned works through this initial seeming to throw words into cyberspace...to come back to us as a significant part of a successful marketing plan.

      We believe that no one medium is as successful as more than one...Socially speaking, social media is the front and center heart of our successful marketing plans and foundation of our reputation in the profession.

Good morning, Sally and David... our newspaper gets "skinnier" by the day... really not a medium for our business any more. I was CDPE and SFR certified very early on... but realized this wasn't my niche. So I teamed up with a colleague who loved doing short sales. He would do all the short sale paperwork/negotiating and I would do all the marketing. Worked out well for both of us.

As far as "social" media (quotes intended) we appear to be damned if we do and damned if we don't. 

Unfortunately so much of "social" media is becoming a sewer fuller and fuller of debris and stench.  It seems to be bringing out the worst in human nature.

In business?  Hopefully not so much, but things don't typically sway toward the good and virtuous.

I believe in using all mediums and spreading my marketing far and wide. Local papers are still local, but very thin. Rates are up and readers much less, leaving me little choice but to use it spraingly Sally K. & David L. Hanson  .

Sally, short sales have dried up in our area but foreclosures still sit as bank owned and not marketed for years...providing a great resource of short sale info will always be the need in WI & you and David provide it.

Sally K. & David L. Hanson I too, was aCDPE and never saw a dime from the certification so did not pay the extortion renewal fee. All the Short Sales we did was before ever becoming a CDPE and the testimonials for former SS clients fueled our success. Glad it worked for you!

Sally and David I have also seem much of the newspaper advertising disappear in my area.  You would think newspapers would try to combat that by reducing prices, but instead they keep going up.
