Closing Dominoes...Get in the Game Early !

    With sooo many closings and homes flying off the market creating the "Thinventory" we have talked is more important than ever that agents, Buyers and Sellers pay attention to closing TIMES.dominoes In Wisconsin, we do things a little differently than other states.  Sometimes, our Sellers pre-sign documents and we have their power of attorney to sign documents at closing. If we represent a Seller, who is going to use the proceeds from the sale of the home to fund the purchase of another home that some day, the timing of both closings is very important. 

  clock  Often, Buyers and Sellers want to close at the beginning of the day or the end of the day so those are the times most coveted to schedule closings. Either the whole day or little of the day is taken off of work.  Buyers get to choose the time and place...which is usually at the title company or the office of the lender. 

   Once a time is far ahead of time as possible....everyone has a heads up...buyers, sellers, agents, title companies and lender. 

    If agents know that their client is involved in more than one transaction that day, every effort is made as early as possible to be sure that tiiming is considered. Dual career families have lots of obligations.

     Forgetting this very important detail can mean many transactions do not close on time...nights spent in Hotels, moving vans sent loaded back to terminals...Lots of inconvenience.

     Our advice is to schedule the closing right after the inspection contingency is satisfied with all parties in agreement. handshake

This is important advice.  Staying on top of every decision and deadline in a transaction is essential for everyone involved in the process. It's a joy when both agents understand that good communication and attention to detail are important.

You certainly do things different in WI. Buyers get to choose what time and where they want to close? And, you as agents can have power of attorney? So different here!

Excellent advice and information, Sally and David.  I've seen some folks miss their closings and it wasn't a pretty picture.

Good morning Sally and David. Wisconsin is different. In NJ where I practiced, closing were set by and with the attorneys who if anyone, had the limited power of atty for the clients.

Wow Sally this is great that you schedule your closings as you do in WI.  Here closings are scheduled almost the last week - after docs have arrived at the title company. But we do keep close tabs on every closing especially if we've got a domino deal important.
