Thinventory....the condition sweeping southeastern Wisconsin and many other parts of the country...MORE Buyers than Sellers...driving prices higher.
Sellers having a not "unfounded fear" that they will be homeless if they get a good offer quickly and have no place to go ! Moving twice is not appealing...and moving where..for how long ? We get it !
So we are entering a new day in real estate,..Offer contingent upon a home sale...that is not YET for sale. In many parts of our market...homes in good condition, priced realistically are seeing prompt offers...at or over asking prices. We got our first offer with a home sale...and the Buyers' home was not listed...we knew the Selling agent and indeed...our suspicions were correct ...the Buyers did have this ...new word..."Nohomeobia"!
If such an offer is accepted, we insist that the house be listed with a full service real estate agent. We don't need to make the listing "active with offer" in MLS and are free to accept other offers....after honoring the bump clause...typically giving "Buyer #1" 48 hours to remove the home sale contingency from their offer or lose the house to the secondary Buyer.
It's a new world in real estate....get your roller skates on...we're in for a real ride !
