We got a call not long ago from a distressed Seller...Not divorcing...who found us on the net through our Active Rain blog. They had their house listed ....they told the agent that they felt the listing price was too high...and the agent turned a deaf ear. The agent claimed to be an "interior designer/decorator" in "real life and told them to just do as she instructed and the house would immediately appreciate. The Sellers were right...the price was too high...and the house was under water....taking every spare penny to make rennovations that in the end wouldn't matter didn't sound like good advice. Long story longer...they had to go to the manager of the Brokerage to be released from the listing contract.
In less than two weeks... with the house listed as a short sale...we have an offer ! The Buyers are thrilled...the Sellers ecstatic and we are pleased that there is a happily ever after in sight !
I wish I could say this was the first time agents advised all kinds of changes from just painting to kitchen remodeling to improve a price. The price may well improve...but did you do a NET sheet to start with ? Do realize what ALL the liens total on the home before even making such a suggestion ?
There it is...the "assume" thing again...a broken record that causes home owners to be more broken and less able to get on with their lives.
