We always say that spring begins January 1st ! Ring in the new year and the new selling season. Yes...in Wisconsin, there are still snow people decorating the lawns, sledders sliding down hills and skaters cutting figure 8's in the ice.
Sellers that think ahead know that there are fewer homes on the market in the first quarter than there are in the spring. A part of what determines the price of a home is the laws of supply and demand...and we all know that spring will find more for sale signs springing up everywhere.
The price that a Seller MAY have gotten (pun sort of intended) in the first quarter is not as likely to be gotten in the second quarter. When we are asked for pricing now.....and the Seller has not determined a listing date....the difference in pricing can be substantial....an update to the current market can mean a decline in the list price and a disappointed Seller.
