Do you play "Let's Start Here"....
It's a popular game that can be played by buyers, sellers and willing agents.
The rules are very simple...
- Pick a number...it can be"from thin air" or if you are a seller ...it is the money you need, deserve, should have, want....If you are a buyer...it is based on what you want to spend..the "profit...or loss" you believe the seller/bank should incur.
- Sellers - on your mark...get set list......don't be surprised when there are no showings.
- Buyers - you should not be surprised to find a counter offer in your e-mail...the 50% off blue light special does not apply to real estate.
The game can go on and on until.....the seller can no longer afford the mortgage..which may not have been the case if the property had been priced according to the comps in the market at the start of the listing...
Buyers...you may find enough counters to paper a room in the house you may never live in...OR find that the seller has "just said no."
How about replacing "Let's Start Here"....with the place we expect to end based upon real numbers in the market...what a concept !







Sally and David ~ there are too many unrealistic buyers and sellers that play that game. When a market value offer comes in on your home, just accept it, don't counter it. That's a great way to loose a willing buyer!
Good advice Dawn...if the price is "real" the acceptance should be too !

Too many game players! Plus add in owner financing with nothing down! Not gonna happen. Welcome to reality Mr and Mrs. Buyer and Mr and Mrs Seller. Oh and what you WANT to get or pay for a house has nothing what so ever to do with it. Period!
You are sooo right Sells Both.....they ...both buyers and sellers feel like they are spinning out of control....the market is the control....and some folks don't want to admit that !

Oh the games we adults play...
Sellers want to make as much money as they can and buyers want to pay as little as they can.
It todays atmosphere, buyers feel that a home should be listed Below market so they can make an even lower price. That is unless their Realtor educated them at to the real value. If they won't listen, then after a couple of offers with no counters, then it's bye bye client. You're wasting my time.
Lots of buyers and sellers think it's Monopoly...no one has a monopoly on the price !
Hey now, Let's Start Here is played a lot up here in the Pacific Northwest, too! These days, it seems to be the preferred game of buyers....
S&D, It would be nice to get sellers to price right off the bat. Often however sellers may mistrust the person who is honest with them about their home price. I'm in no way saying anyone should be dishonest but sometimes I find myself presenting the market data, getting a blank stare from the seller and agreeing to list it at their price so they can see what happens, which 99% is nothing. Life's just a game sometimes, you can play or you can sit out.
The game I think Janna is a national past time..unfortunately.
Yes Matt...sellers everywhere have a hard time imagining that their house is worth $X when they thought $Y. You can list it above the market...or not.. pretty hard to get people down when you start with up
Sally & David - We have been playing that game here for a while. Sellers want more money to finance their dream and buyers refuse to make it happen.
And here I thought that's how it was supposed to happen...
