This a letter that we have had to write to several people we know….and if you are a Realtor, we hope that you do not have to write a similar letter…..

This is a difficult letter to write Joe,
And yet if we didn’t write it….things will only get more difficult for you and we don’t want that to happen. In doing some other research, we came across the Notice of Default in the County Court records. We are so sorry….and since the notice is quite new, you may have a number of alternatives. We have taken special training in Florida, Illinois and Arizona to help people who in these times for a variety of hardship reasons, are unable to pay their mortgages. This week we will take listings in Franklin, River Hills, Milwaukee and Muskego with homeowners who for a variety of reasons, find themselves in this position.
While it does not make any logical sense…we have stopped using logical sense and lender in the same sentence a couple years ago… We practice in a business we love and this is our way of giving back to the industry…the neighborhood and the community. We will see if a loan medication can be done. That is what we do first. If for a variety of reasons, this cannot be done, a short sale is your next best option. We have done dozens of them in a four county area with a 100% success rate, both residentially and commercially. We can answer every question…and if there are any answers that we do not have…we have a 5 person team with a title expert and real estate attorney as members and can navigate our way thru the lender maze of paper and confusion. We have settled as many as five liens on a property with lenders taking over a million dollars in losses.
Needless to say, the longer you wait, the fewer the alternatives and the more difficult the sale. The bank does not want to own your house. …you don’t want the multiplicity of problems that foreclosure brings….and we are here to help you avoid that scenario.

This is a good ideas writing this letter. It will help them to understand they have some options.
It's hardest when you know the people who are hardest hit...and we are hoping to be able to help them navigate a difficult period in their lives.
Thankfully, I am not in your shoes and have to write these...
They aren't shoes we like to walk in...but trust us...you do know someone who could use this letter from a qualified realtor.

What everyone in AR needs to know...is they know Joe in their neighborhood and circle of friends...reach out...touching someone and knowing that there is light can be a great comfort.

It's unfortunate...but in the long range comforting....and a remedy for the situation that will e welcome in the long run.
