I would guess most agents are somewhat protective/defensive of the sellers...and if you are an agent who chooses to include short sales as a part of your practice, that may be magnified.
Whatever the hardship...you as an agent, are not insensitive to it.
We give our short sale properties....and sellers the same dignity and respect we give our traditional listings and sellers. This particular short sale...was a real cream puff...down to the new furnace filter...manicured landscaping, newer appliances, finished lower level...the list goes on and when it hit MLS and the consumer media, the phone began to ring...10 showings in 2 days...! Yahoooo...
One of the callers was an agent setting up a showing. I told him that there had been lots of activity, I would advise seeing it sooner than later..."Yeah right...it's a short sale...my buyers know there is no hurry."
And your buyers...and I am guessing you...would be wrong.
We price all our listings, "in tune with the market"....priced to sell, not to sit...we don't list for what sounds good, what everyone wishes it could sell for...AND when a short sale is in good condition, all dressed up and ready to go....it does...multiple offers are not uncommon. Early birds still get worms....and turtles.....just do not.
Don't be a turtle..don't encourage your buyers to be turtles...just do it...write it...understand it....be patient and close it.






Sounds like you were speaking with an ignorant buyer's agent. For most buyers willing to be patient with the process of getting the accepted offer approved, they will be rewarded with a good buy on a home that is usually in much better condition than a bank owned wreck.
Sounds like good marketing, which everyone diserves, and both the Seller and Buyer benefit. Margaret C.

That agent is missing out on potential opportunity for his or her clients. They should reconsider their "opinion" of short sales. Sometimes there are really good deals on short sales! (As you know!)
Most good agents need you have to get there early and get the offer in when a good deal hits.
Apparently this agent didn't think that good and short sale belonged in the same sentence...oh wrongola !

There are definitely some great deals out there.
Patience is definitely needed, guessing that this agent had none.
It can still be a "move it or lose it" market...snoozing is losing !
The only time I don't show a short sale is if my buyer doesn't have the time to wait.
I have also run into this type of thinking with both buyers and agents too...crazy..they will all learn the hard way!
Good for you Dorothy...check on the track record of the listing agent...and ask them for a realistic time frame...Crazy is right Kristin....think value...and write it right !
Around here, that would cut out alot of the market and put their buyer in a problem of not having much of a selection. Whoops! Short sales can be a real value for someone that does not HAVE to close quickly. They can be much better than a beat up foreclosure. You have the right approach to closing short sales.
I know there will come a day over lemonade and ____that we will have a not so short in person short sale discussion.
I am inspecting lots of short sales, which are in better shape typically than foreclosures.

I have two short sales in really great condition that receive my full attention. There are buyers and agents who still need some educating!

True...not only the buyers and sellers...it's the agents !

What? Are you not listening to everyone? Aren't Realtors supposed to listen to everyone? My wise old grandmother always said, "Listen and you might learn something." LOL
