Yesterday set a record for the length of time for a closing for us..3.5 hours. The funding was there...the buyer was prepared....the seller....and her agent ....not sooo much....at least not in our opinion and the opinion of the real estate law firm that we call on for the very able assitance.
The seller did not fulfill her part of the contract in having the property in the condition set forth....and agreed to by all parties...in the contract.
The phrase "In a workmanship like manner" has taken on every more significant meaning since this closing. You don't hire someone with no expertise in an area because they work cheaply...you get what you pay for...or do not pay for as the case may be.
We are very proud of you Ms Buyer....you kept your mature business cool despite the law being on your side...you wanted the house to make your home....you understood that emotion had taken over the seller...she could not admit her mistake....her importance of being right and her agent's reluctance to intervene dragged the closing out far longer than was necessary.
Congratulations on your new home "Ms Manners" we are proud to have had the honor of representing you...we'll be over soon with the something we promised to help you "feather your new nest." We thank you, it's been our very great pleasure to be of service.

We went out there yesterday afternoon and gifted her with dog presents and a greenhouse certificate attached to some bubbly....the seller had not even arranged to cut the grass in front....yicks.
