This past Saturday (yesterday was reserved for Mom as well it should be), we held the first open at a newshort sale listing. It is a large home and despite the off and on rain showers, it was well attended by what appeared to be well qualified buyers with a sincere interest in the home.
Then....along came "Mr. I Know Better"....I suspect he or his "other brother" probably attends lots of short sale opens....lots of opens period...he knows all about real estate and is very vocal about telling everyone in a loud voice, "the story of a short sale."
"This is a big house...but I can see where (laundry list of changes he would make follows) "needs" to be done. Besides, in a couple weeks, this house will be going to Sheriff's sale and I can buy it much cheaper and you won't even get paid." This somehow was starting to sound as though our commission somehow inflated the price...after all he "knew" what the price should be....and this of course, was much too high.
We often both attend the same open house when there is an exceptional amount of interest in a new listing and this was no exception. We gave the "buyer" one of our handouts which explain short sales and knew that there was almost no amount of explaining...we weren't just bidding our time waiting for the sherrif to arrive. We don't just list short sales, we close them....we work hard saving people from foreclosure with every short sale listing. We try educating people who attend an open house...and have gotten other listings from people who knew people who attended them as well.
Agents who have dedicated part of their practice to short sales...don't do it to watch the sheriff come and sell the house...they don't do it even "just for the commission"....they do it because it is the very best way that a seller who is experiencing some sort of hardship can recover financially and start over.
If someone you know is or will fall behind on mortgage payments...don't let them wait for the sherrif...no matter where in the country you are...call us and we will find a qualified, successful realtor to help them.






You always seem to get those nay sayers who know better than you do and don't mind telling the world that they think they do know more than anyone and everytime they open their mouth show just how ignorant they really are.
This man's poor wife wanted to crawl under the hardwood floor and never come out...bet this isn't the first time he has known everything...about everything.
There are a lot of people who don't like realtors; think they are over paid; and are convinced that they know more about the business than any realtor.
Certainly just reducing the price by the amount of commission would have gotten an offer in a minute...or not...and who would know it was for sale if it wasn't listed...right you are !

There is always that "One Guy" that as you say, Mr. I Know Better, that if they were half as smart about Real Estate, Realtors, and Homes, as they act like they are. They would be a billionaire. They usually are the ones with the least amount of knowledge. Glad your Open House went well.

Uugghhh we have all had that guy at our open houses or call us on the phone....you are so right though...when you come at short sales sales from contribution and you help the sellers you are doing a much better job!!!
I wonder if he truly understood that to buy at a sheriffs sale he would need all cash?? grrrr

Mr. KIA...attends opens, inspections....tours homes....it's a wonder he hasn't made a fortune in real estate !

Those "I know it all, been there, done that" types are the worst...hope your Mother's Day was great and you both are doing well!

Those are the types to whom you can never explain anything and it would be a waste of time anyway. Good luck with the listing.

Wise words Sally, There is never a shortage of "know it alls", unfortunately too many people listen to them and end up in a world of hurt. Kudos to you for helping folks make the best of a bad situation!
