We got an e-mail from an agent the other day...quite detailed about all the "buyer didn't like the...." things and that's fine....nothing was anything that the sellers could change. The most interesting was that the "Buyer thought there were too many bedrooms on one floor." Hmmmm....this house had 4 on one and 2 on another. I started to wonder...how many agents explain what an MLS description means.....BEFORE they show the house.
Here is an example of the home's bedroom details from one of our listings;
| Name | Dim | L | C | W |
| Master Bedroom | 15 x 22 | U | Yes | Yes |
| Bedroom 2 | 11 x 12 | U | Yes | Yes |
| Bedroom 3 | 11 x 12 | U | Yes | Yes |
| Bedroom 4 | 11 x 12 | U | Yes | Yes |
| Bedroom 5 | 11 x 13 | M | Yes | Yes |
Dim is of course...dimension...L is for level - Upper, Main, Lower...u,m,l - C...Carpet and W - window treatments. To a buyer unfamiliar with this processs....make it a part of the explanation/conversation you have with them in your initial interview to learn the kind of home that would best fit their needs. Here...Stairless is another word for "no basement" and people in this area LOVE basements....the bigger the better...the more rec room, playroom, storage for a family.
Sometimes...when you have been in a business for a long time...you forget that not everyone is as well acquainted as you are with the terms, the listings, the area...Agents...take the time to do your "home work" and explain the process and the "tools of the trade" to buyers....they will thank you and your home tours will be more directed to what they really want when they understand how to review listings.
Happy House Hunting !

Wow...well that is interesting...never had that comment, but I guess there is a first time for everything huh?
Sally and David - you just never know what sort of feedback you will get or how much of it is really influenced by the prospective buyer or their position on the home. ..... sometimes negative feedback is them trying to say they don't want you know how much they really liked the home.
Buyers need only say no. Otherwise the straws they grasp at to say that it just doesn't feel like home get funnier and funnier.
Maybe they did not want any unwanted company. That's a new one...too many bedrooms.
Have a showing today on one of my new listings.
This agent is showing 6 houses, has never met the buyer and does not know anything about the property or the neighborhood. Stated she got a duty call and buyer wants to "see everything" in this area...and out she goes.
Margaret
Sally and David, its all about educating the buyer and prequalifying their needs. Can save a lot of time for both the buyer and the agent.
This is such important advice. If the buyer isn't educated then there is going to be a lot of unnecessary wasted time for everyone involved.
Whatever the excuse for not wanting the house...we get that...not educating the buyer where, how many, what size the bedrooms are....ewwww !
I like all my rooms on one floor. All of them! I prefer a long, low, one-story, rambling ranch house to those multistory houses that make you walk up and down stairs all the time.
I can honestly say that I have never received that as feedback LOL
We haven't either...first time for everything !
You can have too many bedrooms on one floor?
Wow, the details on your MLS are well very detailed. We do have what floor the Master is on, but not the rest. Also many brokers have no room dimensions added though there is a place due to lawsuits. Truthfully, I do not give real detailed feedback in case my buyers change their opinion and I have tipped my hand. Just a thought.
We usually let anb agent know if at that point in time, that property is "still on the list" or if there are any really dangerous issues...ie we have caught gas leaks etc.
