We recently listed...and sold a property in a blink...no...it was not the price....we couldn't move the location...it was the condition. The property had been listed by another realtor for over a year...who DOES that ? People who want to believe that the realtor who was referred to them by someone they trust....knows what they are doing. That if he says the market is slow...If he says do not repair, paint, stage...the sellers do not....it was the advice from a friend, relative ....and the agent that was referred by this trusted source.

- Garage door replaced - Exterior Trim Painted
- Foundation - Reinforced
- Interior - Carpeting removed...Hardwood floors gleaming...Walls - painted
- Staging...done tastefully...
- Days on Market before over asking offer...5
- Gratitude from Sellers - Priceless !

So true ... too many agents must be reluctant to tell the Sellers what they need to know - maybe for fear of alienating them or perhaps they just don't realize the value of condition, condition, condition.
Well done! It is astonishing to me how many people overlook the condition their property is in. Congratulations on presenting your suggestions and directions in a way that got buy-in from the seller. That is a real skill in and of itself.

The easiest thing to do is put a sign in the yard...and a listing on MLS and hope the phone rings...good luck with that...the service to the seller is to find the contractors, supervise the job...sometimes find financing...do the staging....do what needs to be done to get the house sold....and everyone will live happily ever after !

I think it is important to note that in non-deficiency states or in non-recourse loans, it might not be in the seller's best interests to invest money into improving the condition of the property. Priced well, with repair estimates and comps, the property will eventually go under contract and the short sale approved.
This was NOT a short sale.....and that would not make any difference if it were....we always have things clean and ready to show...Just a thought...you need Just a Name to not have future comments deleted....
Interesting, I just staged a house, and the Realtor had the same attitude with the homeowner. She had already decided she wanted to stage it, and she just saw the photos of the finished house, and she is thrilled. Glad to see the value in properly preparing your home when selling it!
