This was the cry...make that scream of a short sale seller on e-mail last night. He was frustrated with having to prepare for showings...golly gee whiz. That meant the less than well trained dog had to be crated....or taken for a walk...and maybe an hour out of his day. The market has picked up...the price makes it the best around...the condo is relatively with great features...and we would expect an offer shortly basd upon the interest we are seeing.
No way you could talk sense to this angry seller...Golly gee whiz...no one was writing...some (make that most) agents after several requests were not giving us showing reports. Sometimes he lurked around the corner to decide the buyers had not spent enough time touring the unit...and twice, though we were not given cancellation by the agents...the buyers had cancelled the appointments with their agents. Hmmm...what's an agent to do.
This is the first and only time...short sale or traditional sale that anyone has complained about too many showings. You can't help people who do not want help:and this is no exception.
"I'm calling my attorney on Monday !" he threatened. Be sure and tell him that you cancelled a contract on your short sale condo because it was too much trouble to take the dog out...crate it for less than an hour...keep your house in showable...the attorney will be interested to hear that....as will your lender.
Cooperation is key to the succcess of any transaction...with short sales it is also the door to the future without the evil shadows of foreclosure.

I've had this also. And then there's the sellers that want to know if the one coming to look at the house is serious, do they have the money, are they going to buy this home? etc. Give me a break!
I found that I have to continuously remind them owner the intended purpose. . a short sale is a sensible solution if they qualify much,much better than a foreclosure.
They will also have to take care of the dog when it comes time for the eviction after foreclosure takes place.
I know they get tired of all the showings on short sales, but until you have an accepted, approved offer...they just must continue to show.
This is a first for us....not surprised given the maturity level of the seller...can hardly wait for his attorney to tell him what a clever thing he did....and for the sake of the dog inconvenience....will pa for years and years to come.
So far all of my short sales have been vacant but I am about to have 4 that have tenants and I am not looking forward to the situation.
Interesting Julie...all of our shorts until after we have an offer....are all occupied...and that has usually not been a problem as short sale sellers..."they get it"...not this guy...wait till he "gets foreclosure"....can't teach people what they don't want to know !
Wow! That is awful...I am sure the dog would love all the extra attention if he got several hour walks in a day!!!
Several hours...not really realistic.....he has a balcony he likes...gets walked twice a day....it just doesn't always seem to coincide with showings....
Hmmm maybe a video tour could have helped with the traffic;however, the most people want to look at a home BEFORE making an offer so he would have to endure some showings.
