Just List it.."I'll Explain a Short Sale when we get an Offer" YICKS !!!!

upside down house  We met with a potential short sale seller today....his home had been listed by an agent who knew that the listing price was less than the amount owed on both the mortgage and the HELOC....and that the sellers did not and would not have the financial means to bring money to closing....in short, the sellers were short...it was a short sale....just not called that in MLS...just not explained that way to the sellers.  What exactly is a short sale...how does it work, what will happen...What did the other realtor mean he wouldn't tell me what happens until we get an offer ?

      I have no idea....I have no idea how a licensed realtor could be so irresponsible...less than ethical...dare I say dishonest ?  Who takes a listing and tells the sellers "later" what will happen....?  And what will happen if at the over priced asking price you DON'T get an offer....

 Know this...you don't save money by hiring a discount realtor....a short sale is the best thing you never paid for if you are upside down and have missed payments on your home.  Call a CDPE. It's a sad fact that realtors who haven't the foggiest idea of what they are doing - are listing short sale properties!  Not only are they doing disservice to their client (the seller), but to the buyer who wants to purchase the house!

I agree - get a CDPE agent!  Not only does your CDPE agent know the short sale process, but they will do everything possible to make the transaction go through!

You bet Rita...and not even to EXPLAIN what a short sale is to the seller when you list it..(I am guessing the agent can't explain what he doesn't know...duh...) this should be some kind of ethical violation...the best surprise is NO surprise...

Any listing agent who doesn't tell a seller what to expect up front, short sale or not is asking for a lawsuit!
