Relocate to Wisconsin : March 2018

This is BUSINESS ...Not an Elevator...NO MORE BUTTONS !

Sometimes on the listing side of a real estate transaction it's hard to tell....and in the end, it doesn't matter...who is "driving the bus",..."Pushing the buttons"... elevator buttonsplaying power games...the agent or the Buyer. The goal for us is always a "happily ever after" and every courtesy extended to the "other side" in terms of time as the contract allows. Waiting till the last minute when you have had days to write an amendment...asking for every item on the wish list...even if it is preventative maintenance...not a repair or replacement...Calling a few hours before YOUR expert evaluates the  _______expecting access knowing pets and varying working hours are involved on the Seller's side....that's not playing nice in any Playing in the lot...and certainly not in a real estate transaction involving an investment of hundreds of thousands of dollars.

The "takes the Cake"....and the whole bakery "demandment" read:

"Buyer will receive a 4 hour notice before any repair/replacement is done with the right to inspect the work performed."     Say What ?

Anyone who has lived in Wisconsin for any length of time knows that many people say..."If you don't like the weather, wait 5 minutes, it will change."  And so it does...degrees can drop double digits..making painting possible...Snow can come out of nowhere making exterior evaluation, repair, replacements impossible...and therefore conforming to unrealistic deadlines Wisconsin weather mapof many days before closing for completion is not realistic.  What "Demandments" like this anger the Seller(s) who have gone out of their way to accomodate the Buyers...have impeccably maintained a house....and really WANT to like the people who are becoming the new owners.  Anyone who says ..."it's just a building" doesn't belong in real estate.

Stress at a high not necessary....cooperation... compromise... a touch of reality ought to be what responsible agents bring to the table on behalf of their clients who profess to really, really want the house on which they have written an offer.

Agents and Buyers...imagine being on the other side of the transaction...this is not an's not pet obedience school where you see how fast and how high you can make the listing agent and the Seller Obedience should be a respectful, valued business transaction.  The Devil didn't "make you do it" wrote the amendment with terse language and momentary deadlines needlessly and as a result, have caused a very stressful environment for everyone involved.

Agents shouldn't have to be reminded to be professional... polite... considerate of ALL the people  involved....should they ?  Explain to Buyers how they would feel with unnecessarily imposed time lines....a wish list that goes on forever...preventative maintenance costs put on the realistic and be rewarded with a cooperative Seller and agent. Amen and Women. Happily ever after

This hs been a professional courtesy post brought to you by Sally K. & David L. Hanson, Broker Associates with Keller Williams Realty as a reminder to all agents...buyers and sellers...a little consideration goes a long way to making a transaction less stressful and achieving the happily ever after everyone strives to create.
