In HOT MARKET times...there are Sellers who "know" that there is nothing to selling a house...they will defy the statistics that tell us that most Sellers who try "For Sale by Owner" position in the market...end up listing with an agent...their experience will be different...and maybe it will.
When eager buyers have sometimes literally "beat the bushes" looking for the house they will call home with no results...they drive by a "For Sale by Owner" sign and wonder if this may just be their new home.

We contact the Owner and have always had the experience that the owner has agreed (in legal writing of course) to pay us a commission if our Buyer chooses to write an offer on the house. The Owner/Seller understands and it is written that "traditional roles are reversed" in that in Wisconsin....we re licensed as agents of the Seller..But...in this case we are working for the Buyer.
The important thing is the Happily Ever After for the Buyer who is sometimes running out of breath catching the American Dream of home ownership while looking for a home in a "Thinventory" kind of market.
