Don't Spoil a Field of Dreams with a Field of Weeds.....

  We recently sold a home that was part of an estate...this time with the buyer's side of the transaction. When we have had the seller's side...we keep the property in curb appeal condition and pleasingly clean on the inside....

   Put yourself in the buyer's position....they have looked forward to moving to a new home...are excited and have pictured the new paint colors..the garden in the back...bushes in front....and they come to the final walk thru to find

a front yard that was a field of dandelions.....If the seller lived out of the area...how hard would it be for the lister to put a lawnmower in the trunk and make the front yard a more welcoming sight/site.

    How hard is it to leave a note saying you hoped that the new owner enjoyed their new home....a few minutes of  your time....and you have helped make memories for a lifetime.....and when there is the dirty this, the unmowed that, the garage full of or garbage not removed...it makes another memory...the kind that you do not want associated with you, your company, your seller....Help make that field of dreams full of pleasant memories, it is one of the joys you can experience as a professional realtor.

  Yesterday set a record for the length of time for a closing for us..3.5 hours.  The funding was there...the buyer was prepared....the seller....and her agent ....not sooo much....at least not in our opinion and the opinion of the real estate law firm that we call on for the very able assitance.handyman

   The seller did not fulfill her part of the contract in having the property in the condition set forth....and agreed to by all parties...in the contract.

   The phrase "In a workmanship like manner" has taken on every more significant meaning since this closing. You don't hire someone with no expertise in an area because they work cheaply...you get what you pay for...or do not pay for as the case may be.

    We are very proud of you Ms Buyer....you kept your mature business cool despite the law being on your side...you wanted the house to make your home....you understood that emotion had taken over the seller...she could not admit her mistake....her importance of being right and her agent's reluctance to intervene dragged the closing out far longer than was necessary.

     Are you or your pet in need of some grooming?  If so, you could help save many plants and animal lives along the Gulf of Mexico.

     A donation effort of human hair, pet fur, and bird feathers is currently being coordinated by the ecological charity ... "Matter of Trust", in response to the recent oil spill in the Gulf.

     Hundreds of thousands of pounds of donated hair, fur, and feathers are being collected in the Gulf Coast states of Mississippi, Louisiana, Alabama, and Florida, where volunteers are in turn making "booms"  ... stuffed nylon stockings that get doubled-up and tied together. 

     These booms are then used to surround, soak up, or contain the BP oil spill.  Volunteers unbelievably are packing about a mile of boom per session, according to a "Matter of Trust" spokesperson.

    

     As of this writing, oil was still gushing from the underwater well that ruptured about 3 weeks ago.  Approximately 3.5 million gallons of oil has already escaped as a result, leaving the marshes, wildlife, and human population along the Gulf Coast exposed and vulnerable to horrific damage.  

     Environmentalist and ecologists fear that oil-soaked animals and vegetation will be terribly weakened, and the entire ecosystem along the coastal areas could be fundamentally changed as oil birda result of this spill. Plants that are coated with heavy oil essentially lose their ability to "breathe" and the marshes could quite literally suffocate.  Roots of plants would be killed as well, causing erosion of the soil back into the Gulf waters ... a serious problem along the entire coast, but most specifically in Louisiana.

     If the plants and organisms living in the soil are killed, there is a deadly trickle-down effect to fish and birds.  Humans will also be greatly effected in both a direct and indirect way ... if the oil is not stopped ahead of reaching the marshes, wetlands, and coast.

    That is where we all can help ... by getting a simple haircut or pet grooming at a participating business you can participate and make a difference regarding this cause.  So easily done!

"You Not Licensed Electricity"

The importance of a home inspection by a licensed inspector with a sterling reputation....ahhhhh priceless !

Via Jay Markanich (Jay Markanich Real Estate Inspections, LLC):

I get a lot of interesting phone calls, some with valid questions that need explanations.  This particular call was interesting to say the least, but with a different intent.  This call was from the listing agent of a property I inspected a few days ago.  The purpose of her call was to try to get out of making a repair asked for by my clients.  I could hardly understand her, but it went like this:

"Jay, I Mumbledeefum, and I listing agent at (address).  You licensed electricity?"  I think I understood the last part.

I am a licensed home inspector.  I am not a licensed electrician.  Why do you ask?

"You say too low voltage in basement of listing.  Report say less than 100 volts on basement circuit (she is reading slowly).  How you know that?"

I have a device to check that.  It is a little computer.  (I check the electricity in outlets with a device that simulates an 80% load on a circuit.  I can set it to check 15 or 20amp circuits.  It puts a load on the line to see how the outlet, and circuit, responds.  It checks for 6 different things, including voltage.  It only goes down to a setting that says "< 100" which is too low.  For all I know this circuit was producing 46 volts!) The circuit should produce 120 volts or near to that.  Your basement did not.  For all I know it is only producing 50 volts.

"I never hear of computer.  I call inspector who never hear of computer.  He say all inspector need check is polarity.  He say you need be licensed electricity to check for more.  He check only polarity.  You should not do more."

Ma'am, I don't know who you are speaking with, if anybody, but I can and do check for more than polarity.  Just checking for polarity does not give much information.  And my association's Standard Operating Procedures do not say that all an inspector should check for is polarity.  And I can exceed the SOP at any time.  So, the inspector you use just checks for polarity?  That can be done with a $5 detector bought at any hardware store.  He needs better equipment.  You need a better home inspector.  (Yes, that was an intentional slam...)

She's silent but undaunted and moves on.  "You report has dark color for some thing, not dark other thing.  Voltage low not dark, so no problem.  We will ignore this."

My report has lethal, dangerous, things that affect long-term habitability and such in bold.  Low voltage, while a problem, is not in bold.  It is easily diagnosed and repaired by an electrician.  But it is still a problem!  I now realize that the purpose of the call is to try to find a reason to get out of having to make a requested repair.

I didn't need a crystal ball to see that!

Low voltage is a problem that usually indicates improper or defective materials or unprofessional work.  I remember that my report also suggests that my clients ask for the remodeling permit and final occupancy permit for that work.  I think you are trying to find a reason not to fix this.  Does your client have the permits they can give to my clients for that basement?  Was the basement finished by a licensed electricity?

"You not licensed electricity.  That is why I call you.  Good bye."

She thinks she has reason to get her clients out of making a repair.  So she hung up!  Unbelievable!

My recommendation:  It is best to find out why something should be done rather than what ways can be used to get out of doing something identified on a home inspection report or requested by a buyer.  Call the inspector!

While there was a $10 per set charge...they give you a $10 Best Buy gift certificate for each set....so you are "better than even !"

"I'll Just Buy this House for Half Price at the Sheriff's Sale.."

    This past Saturday (yesterday was reserved for Mom as well it should be), we held the first open at a newshort sale listing. It is a large home and despite the off and on rain showers, it was well attended by what appeared to be well qualified buyers with a sincere interest in the home.

    Then....along came "Mr. I Know Better"....I suspect he or his "other brother" probably attends lots of short sale opens....lots of opens period...he knows all about real estate and is very vocal about telling everyone in a loud voice, "the story of  a short sale."

  half price"This is a big house...but I can see where (laundry list of changes he would make follows) "needs" to be done. Besides, in a couple weeks, this house will be going to Sheriff's sale and I can buy it much cheaper and you won't even get paid."  This somehow was starting to sound as though our commission somehow inflated the price...after all he "knew" what the price should be....and this of course, was much too high.

     We often both attend the same open house when there is an exceptional amount of interest in a new listing and this was no exception. We gave the "buyer" one of our handouts which explain short sales and knew that there was almost no amount of explaining...we weren't just bidding our time waiting for the sherrif to arrive.  We don't just list short sales, we close them....we work hard saving people from foreclosure with every short sale listing. We try educating people who attend an open house...and have gotten other listings from people who knew people who attended them as well.Upside down House

   Agents who have dedicated part of their practice to short sales...don't do it to watch the sheriff come and sell the house...they don't do it even "just for the commission"....they do it because it is the very best way that a seller who is experiencing some sort of hardship can recover financially and start over.

Showing Report: "The Buyer Says there's too many bedrooms on one floor..."

 

  We got an e-mail from an agent the other day...quite detailed about all the "buyer didn't like the...." things and that's fine....nothing was anything that the sellers could change.  The most interesting was that the "Buyer thought there were too many bedrooms on one floor."  Hmmmm....this house had 4 on one and 2 on another. I started to wonder...how many agents explain what an MLS description means.....BEFORE they show the house.blueprint

To a buyer unfamiliar with this processs....make it a part of the explanation/conversation you have with them in your initial interview to learn the kind of home that would best fit their needs.  Here...Stairless is another word for "no basement" and people in this area LOVE basements....the bigger the better...the more rec room, playroom, storage for a family.

    Sometimes...when you have been in a business for a long time...you forget that not everyone is as well acquainted as you are with the terms, the listings, the area...Agents...take the time to do your "home work" and explain the process and the "tools of the trade" to buyers....they will thank you and your home tours will be more directed to what they really want when they understand how to review listings.

Stamp Out Hunger Day is Saturday, May 8th....Just do it !

  Saturday, May 8th  is "STAMP OUT HUNGER"  day and you have time to shop for extra things to put next to your mailbox for your mail carrier....RUN NOW  !    This cause has become one we have adopted since the mail carriers began doing it.stamp out hunger

   Some years the spring rain has meant wrapping the non-perishable items in layers of plastic bags. This yearr we, more than ever we are hoping the sun is out and we hope people put out all the food they can to fill the local food pantries. There is more unemployment in many areas and more need than there has been in past years.

   Too often we only remember food drives at Thanksgiving and Christmas...hunger doesn't know a season. We always put out plenty of baby food...cereal as well as jars. In addition to the Spaghettios and mac and cheese, hamburger helper etc. we always include some fun stuff. Kool aid, popcorn....just because your parents don't have a lot of money at the moment...doesn't mean you can't have some fun.

  Giving back is easy...add to your shopping list...do it..know that a few minutes of your time, a few extra dollars can make a world of difference to a family in your own community.
