How To Prevent Ice Dams

  Winter is Wisconsin may not be as blustering as it is in Minnesota...but ice dams can easily become a problem as the winter season continues...take some wise advice on this cup full of prevention that can mean the good fortune of not having to incur the expensive repairs that come with the damage of an ice dam.  Thank you Reuben for this timely information !  Hansons Both

We've received over 34" of snow in Minnesota in the last 25 days, which makes this the snowiest December on record.  While the snow turns our state in to a beautiful white winter wonderland, it also causes nasty ice dams that wreak havoc on homes like never before.

The heavy amount of snowfall and temperatures in the teens have been the perfect conditions to create ice dams.  Water leakage from ice dams is an epidemic in Minnesota right now.  I have friends, neighbors, and family members with water leaking in to their homes.  It's everywhere.  I've taken all of the photos below within the last two weeks.

The two things that everyone wants to know is how to get rid of ice dams and how to prevent ice dams.  As I mentioned in a previous blog, the only completely safe and effective way to get rid of ice dams is to hire a professional ice dam removal company; they'll use steam, which will completely remove the ice dam.  Anything else is a hack method.

The best way to prevent ice dams from forming is to address the three factors in your attic that contribute to ice dams; insulation, ventilation, and attic bypasses.

Attic Bypasses (air leakage)

This is the largest contributor to ice dams.  In almost every house that I inspect to determine the cause of ice dams, I find attic bypasses directly below the beginnings of the ice dams.  Attic bypasses are passageways for warmed air to enter in to the attic space, and traditional insulation won't fix this.  The photos below show some common attic bypasses that I can find in just about any older house.

This first photo shows one of the largest and most common bypasses - the space around the furnace and / or water heater vent.  Sometimes these are huge. The one shown below is quite small.

In the photo below, you can see several holes in the top plate of a wall that were drilled for wires to pass through.  These holes could all be easily filled with spray foam, but finding these holes all over the attic would be a challenge without first removing the insulation.

With additions, the transitions between the 'new' and 'old' construction seem to always be sources of attic bypasses.  I had to dig through a lot of insulation to find this gap, but I wasn't surprised at what I found.

When plumbing vents enter in to the attic, the space around the vents needs to be sealed.  This one obviously wasn't.

Some older houses have whole-house fans that are designed to run on hot summer nights; these fans are gigantic sources of heat loss, because they're usually not insulated or sealed up.  I took the photo below from inside the attic without a flash on my camera.  There's some crazy heat loss occurring there, and as you might imagine, there was a huge ice dam nearby.

What makes most of these attic bypasses so difficult to locate is that they're almost always buried in insulation.  Finding these buried air leaks turns in to an educated guessing game.  Lately I've been using an infrared camera while doing ice dam inspections, and I've found it to be very useful for finding these hidden passageways.

If you plan to have more insulation added to your attic, it's probably a worthwhile investment to have all of the existing insulation completely removed and the bypasses sealed up before you re-insulate.  There's just no way to find all the bypasses if you don't do this.  If your home is over 20 years old, it's almost a guarantee that you'll have attic bypasses that need to be sealed.  It's a shame that so many insulation contractors just add insulation on top of what's already there without sealing the bypasses.

I also practice what I preach; I'm such a firm believer in removing insulation and sealing bypasses before re-insulating that I did this at my own house, my parents had this done at their house, and my sister had this done at her house.  It makes a big difference.

Insulation

This is a basic concept that everyone understands; you need insulation in your attic.  If there are voids in the insulation, they need to be fixed.

My first choice would be to have about two inches of closed-cell foam insulation applied to the attic floor, and then have several inches of cellulose installed on top of that.  The closed cell foam would seal up every bypass, and the cellulose would be a cost effective way to get the insulation level up to current requirements.  The drawback with this method is cost; closed cell foam ain't cheap.

My next choice of insulation would be all cellulose insulation, with all of the bypasses sealed first.  I prefer cellulose to loose-fill fiberglass because it has a higher insulating value per inch, it seems to do a better job of stopping air leakage, and it's not itchy fiberglass.  I've been digging through a lot of fiberglass covered attics lately, and my arms start getting itchy just thinking about it.

My last choice of insulation would be loose-fill fiberglass insulation... not that there's anything wrong with it.  I personally just don't like dealing with fiberglass.

What about fiberglass batts?  You know, those big rolls of fiberglass?  No way, Jose.  That stuff is impossible to install properly.  Fiberglass batts leave gaps all over the place that add up to an exponential level of heat loss.  I'm pretty sure that fiberglass batts are installed in attics exclusively by handy homeowners.

Ventilation

Having adequate ventilation for the attic space will help to keep the roof surface cold, which will help to prevent snow from melting, which will help to prevent ice dams.  The best way to ventilate an attic space is with continuous soffit vents and continuous ridge vents, but this isn't always possible.

If you don't have enough soffit vents, add more.  If you don't have enough roof vents, add more.  You can't have too much ventilation.  If your soffit vents are dirty, clean 'em or replace the grills if they're painted shut.  Grills are cheap.  If your soffit vents are blocked with insulation, you need air chutes installed at the eaves to prevent the insulation from blocking the vents.

When all else fails...

If you've already done everything you can think of to fix your ice dams but they keep coming back, or you've hired a contractor to fix your ice dams but they seem to be scratching their head a lot or coming up with a bunch of different guesses, call a home inspector.  We look at this stuff every day, and some of us even specialize in ice dam inspections.

In some cases, it's not cost effective to control ice dams from inside.  Next week I'll be blogging about controlling ice dams from the exterior.

When can I buy my Short Sale Home Back ?

  A listing presentation to a short sale seller is often a very emotional experience. The logic of the market price and the black and white numbers that stare back at the seller from the pages of the market analysis...meet with tears when the reality of knowing that the always imagined "happily ever after" is not to be...not with this house that was home to a family...a part of the memories of some childhoods, the setting of many family gatherings, the hopes of welcoming another generation to the dinner table, to backyard cookouts...will not be in this house. Ifamilyt is not "just another piece of real estate....it is a part of the fabric that has been woven into the memories of family members forever.The challenges seem overwhelming and unfair that they come all at the same time. Adding the stress of having a home on the market....in the forever home that was to have welcomed other generations, family memories, the unfairness of it all gives way to tears...lips bitten, and the will to go on prevails. Life has to go on with less money...no job perhaps...the divorcing spouse...a start as a single parent.
  We often hear...that "a friend told them...they read on the internet....a neighbor said..." often it is wishful thinking and not reality. The reasoning in an emotional state sounds logical...now the house without that second mortgage...is listed at a price that sounds affordable. NOW...for a fleeting moment, that sounds like a solution....the seller buying the house back at the short sale price. 

affadavit    As part of the short sale process...the part that the neighbor didn't know...the internet may not have explained and the seller doesn't want to hear....is the Arms Length Affidavit. Words may vary slightly from one lender to another....at the end of the transaction what it means is that the seller cannot buy the property. The bank will not forgive the deficiency to have the seller reclaim the property again as their home.
   Reality is that the next life chapter will be in another location....one rented for a while....credit rebuilt and a new opportunity to build a brighter future is on the horizon. We leave the presentation, with hugs that often feel as though we are the only thing that the seller has left to hold on to...we know that there are better tomorrows....and we are so glad that we can play a small role in making that a new reality for any homeowner experiencing a hardship and having to find the courage to begin a new life.

Things Your Burglar Won't Tell You

The holidays are certainly also unfortunately, a season when the incidence of theft runs high...presents to steal...more people leaving their homes to celebrate the season with family and friends.

One of my clients, Al,  sent me the following article titled "Things Your Burglar Won't Tell You". There are a lot of helpful suggestions so I thought I'd pass it along to you. 

1. Of course I look familiar.  I was here just last week cleaning your carpets, painting your shutters, or delivering your new refrigerator.

2. Hey, thanks for letting me use the bathroom when I was working in your yard last week. While I was in there, I unlatched the back window to make my return a little easier.

3. Love those flowers. That tells me you have taste... And  taste means there are nice things inside. Those yard toys your kids leave out always make me wonder what type of gaming system they have.

4. Yes, I really do look for newspapers piled up on the driveway. And I  might leave a pizza flyer in your front door to see how long it takes you to remove it.

5. If it snows while you're out of town, get a neighbor to create car and foot tracks into the house. Virgin drifts in the driveway are a dead giveaway.

6. If decorative glass is part of your front entrance, don't let your Alarm Company install the control pad where I can see if it's set. That makes it too easy.

7.  A good security company alarms the window over the sink. And the windows on the second floor, which often access the master bedroom - and your Jewelry. It's not a bad idea to put motion detectors up there  too.

8. It's raining, you're fumbling with your umbrella, and you forget to lock your door - understandable. But understand this: I don't take a day off because of bad weather.

9. I always knock first. If you answer, I'll ask for directions somewhere or offer to clean your gutters. (Don't take me up on it.)

10. Do you really think I won't look in your sock drawer? I always check dresser drawers, the bedside table, and the medicine cabinet.

11. Here's a helpful hint: I almost never go into kids' rooms.

12. You're right: I won't have enough time to break into that safe where you keep your valuables. But if it's not bolted down, I'll take it with me.

13. A loud TV or radio can be a better deterrent than the best alarm system.  If you're reluctant to leave your TV on while you're out of town, you can buy a $35 device that works on a timer and simulates the flickering glow of a real television.


8 MORE THINGS A BURGLAR WON'T TELL YOU:

1. Sometimes, I carry a clipboard. Sometimes, I dress like a lawn guy and carry a rake. I do my best to never, ever look like a crook.

2. The two things I hate most: loud dogs and nosy neighbors.

3. I'll break a window to get in, even if it makes a little noise. If your neighbor hears one loud sound, he'll stop what he's doing and wait to hear it again.. If he doesn't hear it again, he'll just go back to  what he was doing. It's human nature.

4. I'm not complaining, but why would you pay all that money for a fancy alarm system and leave your house without setting it?

5. I love looking in your windows. I'm looking for signs that you're home, and for flat screen TV's or gaming systems I'd like. I'll drive or walk through your neighborhood at night, before you close the  blinds, just to pick my targets.

6. Avoid announcing your vacation on your Facebook page. It's easier than you think to look up your address.

7. To you, leaving that window open just a crack during the day is a way to let in a little fresh air. To me, it's an invitation.

8. If you don't answer  when I knock, I try the door. Occasionally, I hit the jackpot and walk right in.

PROTECTION FOR YOU AND YOUR HOME

If you don't have a gun, here's a more humane way to wreck someone's evil plans for you. (I guess I can get rid of the baseball bat.)

WASP SPRAY


A friend who is a receptionist in a church in a high risk area was concerned about someone coming into the office on Monday to rob them when they were counting the collection. She asked the local police  department about using pepper spray and they recommended to her that she get a can of wasp spray instead.

The wasp spray, they told her, can shoot up to twenty feet away and is a lot more accurate, while with the pepper spray, they have to get too close to you and could overpower you. The wasp spray temporarily blinds an attacker until they get to the hospital for an antidote. She keeps a can on her desk in the office and it doesn't attract attention from people like a can of pepper spray would. She also keeps one nearby at home for home protection.

On the heels of a break in and beating that left an elderly woman in Toledo dead, self defense experts have a tip that could save your life.

Val Glinka teaches self-defense to students at Sylvania Southview High School. For decades, he's suggested putting a can of wasp and hornet spray near your door or bed.

Glinka says, "This is better than anything I can teach them." Glinka considers it inexpensive, easy to find, and more effective than mace or pepper spray. The cans typically shoot 20 to 30 feet; so if someone tries to break into your home, Glinka says, "spray the culprit in the eyes". It's a tip he's given to students for decades. It's also one he wants everyone to hear. If you're looking for protection, Glinka says look to the spray. "That's going to give you a chance to call the police; maybe get out."

PUT YOUR KEYS BESIDE YOUR BED AT NIGHT

Tell your spouse, your children, your neighbors, your parents, your Dr.'s office, the check-out girl at the market, everyone you run across. Put your car keys beside your bed at night.

If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies. This tip came from a neighborhood watch coordinator. Next time you come home for the night and you start to put your keys away, think of this: It's a security alarm system that you probably already have and requires no installation. Test it. It will go off from most everywhere inside your house and will keep honking until your battery runs down or until you reset it with the button on the key fob chain. It works if you park in your driveway or garage. If your car alarm goes off when someone is trying to break into your house, odds are the burglar/rapist won't stick around. After a few seconds all the  neighbors will be looking out their windows to see who is out there and sure enough the criminal won't want that. Remember to carry your keys while walking to your car in a parking lot. The alarm can work the same way there. This is something that should really be shared with everyone. Maybe it could save a life  or a sexual abuse crime.

Would also be useful for any emergency, such as a heart attack, where you can't reach a phone. My Mom has suggested to my Dad that he carry his car keys with him in case he falls outside and she doesn't hear him. He can activate the car alarm and then she'll know there's a problem.

Holiday Carols Sung....Food Pantrys Filled...Pay it Forward....

 caroling We may not all have been blessed with vocal talent...keeping my tunes to the shower would be good advice...and this is a song that can easily be sung in your own neighborhood...the subdivisions you sell...areas you farm...as a matter of good spirit...you don't even have to be a realtor to sing this song....you can be anyone who wants to pay it forward with a melodious tone.

   First....send a postcard to the area 3-5 days before you plan your Caroling....Let the neighbors know...and tell them they are of course free to join in....that you ...folks from your office...other family members...will be caroling and you would appreciate as you stroll past their house, if they have an outside light on, they can donate a non perishable food item to the local food pantry.

  Hunger doesn't know a season.

  Paying it forward never takes a holiday.

    If you have caroling volunteers...consider inviting them back to your house for hot chocolate, warm cider and donuts...as a thank you for helping with the collection of food items that will help make the holiday meal a little better for those unable to do it themselves at this time.food pantry

You Giving Plan for 2011...Pay it Forward....All Year Long

   As part of your business plan for the new year, you may be looking at different ways to keep track of your business...which techie program best fits your needs...Wise Agent, Top Producer, your own variety of a cross between paper and technology...whatever works for you is the best program.

calendar  We are suggesting that this year when you put your goals together...and mark each person's birthday, anniversary, planned vacation...holiday etc....you set aside one day each month as a Pay It Forward event day...oftener is better but once a month is sure a great start....!

   Pay it Forward will vary with each person...the organizations you choose to support...the community that you want to be more a part of,...the environment you want to save....whatever your cause...or causes...or your quest for finding new ones...it's easy.

  There is a food pantry in your community....an extra bag at the grocery store means a family in your town has more to eat. 

   The neighbor who may be elderly and cannot....shovel a sidewalk, cut the grass, go to the store....can use some assistance.giving

    The organization you support could use your organizational, fund raising, volunteering skills/time...find a time to give it to them.

  The list goes on...and on....and making at least one day each month ....for even an hour makes a huge difference in someone's world.

   Pay it Forward...you can ....you should....put it on your calendar now...it's  a gift you can give all year long.

Welcome the Newest Member of our Sphere...Elijah Jay Hibler Muskego WI

On December 14th at 8 am, Elijah Jay Hibler made his world debut welcomed by parents, Kerry and Jason....and big sister Gracie. Weighing in at a healthy 6 pounds 15 ounces....he will make his first road trip today to his home in Muskego. Hibler Family We met Elijah's parents a few years ago when they were considering selling their home in New Berlin...a cute two bedroom on the golf course in New Berlin....and that for them was the problem...2 bedroom ...they had planned to start a family and felt that there would not be enough room in this house.  Kerry loves to decorate and has a healthy addiction to Pier One....it was all dressed up and ready to sell....and sell it did at the first open house with multiple offers.  The gentleman who bought it....also a treasured member of our sphere was a college professor and he said he had always wanted a home on a golf course...and this one fit his needs perfectly !
   Soooo...the Hiblers...then quite newly just two....went from New Berlin here....

A Historic Closing Today.....A Little of My Own History

 3709 E. Allerton Avenue, Cudahy, WI Today, for me it will be a historic closing at 4:00 this afternoon.  It isn't the number of homes we have sold...that isn't the reason for this landmark in our career.  It is because a little piece of my childhood history belongs to this closing.  A few months ago, we got a call from a family friend....still a neighbor to my mother.  They had a family conference with their two daughters and they felt it was time to move on to the next chapter of their lives. While he loved to garden....it had become a lot to handle. allerton kitchen They had enjoyed their home fohadr decades and made many improvements...updated the kitchen with cherry cabinets with all the toys...added a fireplace...finished a rec room...and now they were looking forward to moving to a senior living community with everything in close proximity, all on one floor and not too far from their present home for all the places and people that were familiar and could still be easily enjoyed.
 
  I had been the baby sitter for their daughters....and remembered tucking them in the bedrooms upstairs that were still furnished an held those memories as we walked through the house on our pre-listing tour. They wanted to know what they needed to do to "put their best house forward."  We went through each room making "inventory reduction" lists with daughters following closely behind discussing what would be put where...sold ...donated...it was a family affair and daughters Cory and Renee, now with their own families, were our cheerleaders encouraging their parents to donate this...and they would choose things for their own homes that would become part of their family memories as well.
   They attacked each room as we had discussed with vans full of things from clothing to furniture being donated here and there and then asked us a very short time later to return...having hired the people we suggested to do a top to bottom cleaning from rec room to shining every window...it sparkled....and the first open house days later had buyers in the double digits anxious to see the inside of this home that had great curb appeal.
 
side yard  Every showing request was met with a smile and willingness to leave no matter how short the notice or how long the showing. In just a squidge (that technical real estate term) over a month...we had multiple offers.....and the reality of starting the next chapter in their lives took on a new meaning.  Offer accepted....another visit from the daughters....more inventory reduced and on to their new home...allowing time for a professional thorough cleaning for the buyer to really enjoy his new home.
   The buyer is a young doctor....and he told us ....and asked us to share with our sellers...that on Christmas Eve, he would use the setting of his new fireplace in this home to get on bended knee and propose to his girlfriend...a well of emotion brought cloudy tears to everyone's eyes as we imagined that moment.....and we knew that they would live there..enjoying the house that would become home and some day their own baby sitter would be sitting in that living room......and so it goes...one chapter ends and another begins....happily ever after.

     We have taken the time,absorbed the education- become certified as CDPE spent the money, traveled to other states, stay current on changes in this process..document and verify hundreds of pages in our short sale package to bring you the highest and best offer from a well qualified buyer.  You can help the housing market by doing your job and asking for anything else you may believe you require.....all at the same time and not lengthening the process with multiple requests.  We are here to cooperate...the threat of foreclosure can be met by the threat of bankruptcy....so let's skip that part, drop the threats and see how we can close this transaction...relieve the sellers of the burden, make the buyers happy and keep them in the transaction...and you get another star after your name for having saved your employer money rather than adding to already over burdened housing market.
 
no    We are not the agents who submit any offer "to see what the lender will accept"...we are the agents who make sure the i's are dotted, the t's crossed and the package submitted has everything documented....and the price within local market standards given whatever the condition of the property might be...see the reports of any problems found in the inspection...there might be the pictures we have included to verify the findings of an expert or inspector.  We have not spent ten times the time on this transaction as we would on whatever is normal these days with information that has not been carefully prepared.
    We are on the same team....and we both want as much of a win/win as we can get for a distressed homeowner and a lender ...your employer...who will lose money no matter what happens...and we are trying to minimize that loss.

Happy anniversary to me....again....

  Lots of us...do ...or should have an annual physical.....today is my annnual physical with the man I call my "Life Saver" or Physician Magician,...

   Three years ago...I was 110 pounds heavier (more than my total weight at college graduation).....was an insulin dependent diabetic...had sleep apnea...could not depend on being able to drive to an appointment for fear I would fall asleep at the wheel....generally sluggish with the diabetes making you feel like maple syrup was chugging through your veins....not fun.

   While I had "size 5 eyes"...the scale, the camera....my closet told a different fuller figured story.

Finding Your Roots

 Here is an excellent post from our Inspector pal Jay Markanich,...what you can't see, CAN hurt you,..., the foundation, driveway, garage....water and sewer lines....know the extent of the  root system in everything you plant....add bushes to that list,

Roots can be a problem.  As trees grow their roots grow too.  An arborist once told me that a tree's mass below can be twice as large as what you see above ground.  As roots grow they can do damage.

This tree was planted to frame off a drive way.

It was planted probably 40 years ago, when this house was first built.  It may be older and was saved.

This driveway has been recovered twice since it was built.  The street and curb have been replaced at least once.

The driveway and curb are damaged again.

Not doing justice, this photo does not show how high this bump in the driveway is, but it is about 10".  And the crack extends all the way across the driveway in two places.

 

 

 

 

 

 

 

 

 

 

 

On new construction I often see trees planted way too close to the house.

A tree that is placed too close to the house will soon become a problem.

They are small and cute when planted.  But trees have a way of growing and they grow quickly!

Often I will see a cherry blossom within 2' of the corner of the house! C'mon!

Now, I live in Washington DC and know just how big a cherry blossom tree can become!

Look at the damage a nearby tree can do to a house!  And in not much time!

Growing up we had a tree root come up through the floor drain into the laundry room!  That was a shock and it was not easy to remove!  And THAT tree wasn't close to the house.  But they can do special damage to plumbing drains.

More common is the damage done to structures - above and below ground.  Walls can be pushed in.  Windows damaged.  Roofs moved out of place.   Foundations can be bulged inward and slabs actually lifted up! 

Trees with aggressive root systems - maples, cherries, weeping willow, poplars, cottonwoods, aspens and elms - the so called "heavy feeders," will do damage.  Keep them 30' or more away from the house.  But remember, they will also do damage to sidewalks, curbs, streets and driveways too.  So pay attention when planting!

My recommendation:  When you buy a tree at the garden center ask about its recommended placement relative to the above.  Ask how aggressive the root systems will become.  And if you buy a house with plantings too close to anything, plan on having them moved elsewhere in the yard or removed completely.
