Bigger the why, further the vision, greater the success. Chris Brady and Orin Woodward the writers of "Launching a Leadership Revolution" refer to it as a hunger and in their book they define the 3 types of hunger that propel one to successful leadership .

The levels are all paraphrased below;

Level 1 Material Success
This level is comprised of all the material things that excite our senses. This motivation is the weakest of the three levels

Level 2 Recognition and Respect
This level is a deeper level than material success. To be recognized and noticed is craved by most. William James wrote that "The deepest principal in human nature is the craving to be appreciated."

Level 3 Purpose, Destiny and Legacy
By far the most important and sustainable is the third which comes from a sense of purpose which is the true North in our human compass write Brady and Woodward. Where do you want end up and accomplish and what legacy do you wish to leave behind.

So what makes you hungry and how hungry are you? Remember the hungrier you are, the bigger the why, the further you will go and the greater the legacy you will leave behind.

I don't know if this is accurate or not but several different sources seem to be giving us this information so I thought I would pass it on... some say the HINI outbreak will peak this week...some say it will break out again in January... I am not a doctor and have no idea but the chart is interesting so I thought I would pass it on... it makes some sense... as always wash your hands and stay home if you are sick and as we do in my office LYSOL!

 

Symptom

Cold

H1N1 Flu

Fever

Fever is rare with a cold.

Fever is usually present with the flu in up to 80% of all flu cases. A temperature of 100°F or higher for 3 to 4 days is associated with the flu.

Coughing

A hacking, productive (mucus- producing) cough is often present with a cold.

A non-productive (non-mucus producing) cough is usually present with the flu (sometimes referred to as dry cough).

Aches

Slight body aches and pains can be part of a cold.

Severe aches and pains are common with the flu.

Stuffy Nose

Stuffy nose is commonly present with a cold and typically resolves spontaneously within a week.

Stuffy nose is not commonly present with the flu.

Chills

Chills are uncommon with a cold.

60% of people who have the flu experience chills.

Tiredness

Tiredness is fairly mild with a cold.

Tiredness is moderate to severe with the flu.

Sneezing

Sneezing is commonly present with a cold.

Sneezing is not common with the flu.

Sudden Symptoms

Cold symptoms tend to develop over a few days.

The flu has a rapid onset within 3-6 hours. The flu hits hard and includes sudden symptoms like high fever, aches and pains.

Headache

A headache is fairly uncommon with a cold.

A headache is very common with the flu, present in 80% of flu cases.

Sore Throat

Sore throat is commonly present with a cold.

Sore throat is not commonly present with the flu.

Chest Discomfort

Chest discomfort is mild to moderate with a cold.

Chest discomfort is often severe with the flu.

We Hope We Don't List this Short Sale

 help We got a call yesterday from someone who had a relative that had gotten behind on their mortgage. The relative wanted us to call the "could be" seller and see if a short sale  We know the neighborhood well...we have never been to the house...but knowing the description and the area...it is what we call locally "Old world Charming." It has wide baseboards, built in buffets, arched doorways, real plaster...hardwood floors...lots of character. The seller had lost his job...and not been able to make his mortgage payments.short sales

   He worked at part time...any time ....all the time jobs until he was able to find another full time job and get his finances back on track.  He had diligently tried to stay in touch with his lender...updating corporate America on his financial status as often as he could.  Now he can afford his mortgage...and the lender says "too late"....the foreclosure bus had left the station. 

     We have run into this situation a number of times before and are usually able to stop the foreclosure and arrange for a loan modification and every one...including the lender...lives happily ever after. We don't get paid...at least not in the kind of commission you can put in the bank...for arranging a loan modification. The payment is in the smiles, the thanks, the tears...theirs AND ours for having saved someone from foreclosure. That is more than payment enough...and more gratifying than any bank deposit.

       The sooner you contact a real estate professional with successful short sale experience...the more options you have as a homeowner. What do Mean You Need "Short Notice" ? It 's A Short Sale !

   We got a call from an agent wanting to show one of our short sale listings. The seller, like many sellers who find themselves unable to pay their mortgage, is working all the hours he can to keep his job....and his financial head above water. He also has a dog that requires removal before showings...not a real "agent or buyer friendly" kind of bark/bite guy.

   The agent wanted an almost immediate showing....the time did not work for the seller and he gave me 3 other whole days that he would work to accommodate the buyer....he well understands the need to sell...he is also so tired he isn't sure what day it is ...what time it is....and we sure understand/empathisize with that...the selling agent does not.

   "Well...if angry on phonehe is facing foreclosure he should make his house available ANYTIME or he'll Never sell it," he snapped....crackled and popped.

    "Gee....I am not going to tell a seller who is working every hour he can that he must accomodate your short notice showing....whether you are a buyer's agent OR a seller's agent...with short sales...compassion is the first order of the day.  He isn't being uncooperative....he is offering several other times and will do his best."

       CLICK !   Hmmmm...might have lost a showing...if the patience of the buyer is as short as the patience of the agent, it would not have worked anyway.

        Short sales...long patience...great compassion...good outcome for all concerned.

10 commandments for home buyersThese 10 Commandments home buyers must follow may seem like common sense to many. Buyers, however, can sometimes forget with all the excitement surrounding the buying of their new home. In the past couple of weeks, I have heard of two separate buyers who saw their home loan turned down, and their dream shattered, a few days before closing because they had bought furniture for their new home before it actually became their home. Both of them now have beautiful furniture with no home to put them in.

These two buyers were not my clients but it always hurts when I hear of transactions falling apart for reasons that could have been avoided. These 10 commandments are part of the buyer packet I give all my clients when we first meet and I always stress that once they get pre-approved and the process is started, they can't do anything that might affect their credit.

1. Thou shalt not change jobs, become self-employed or quit your job.

2. Thou shalt not buy a car, truck or van (or you may be living in it)!

3. Thou shalt not use credit cards excessively or let your accounts fall behind.

4. Thou shalt not spend money you have set aside for closing.

5. Thou shalt not omit debts or liabilities from your loan application.

6. Thou shalt not buy furniture.

7. Thou shalt not originate any inquiries into your credit.

8. Thou shalt not make large deposits without first checking with your loan officer.

9. Thou shalt not change bank accounts.

10. Thou shalt not co-sign a loan for anyone.

If you are in the process of buying a home, remember that your credit must not change or be affected in any way until you actually sign the paperwork and get possession of your new home. Lenders will not only look into your credit when you first get pre-approved, they will check it again (and sometimes again and again) before they let you sign the mortgage. If you want to buy new furniture for your home or change jobs, just be patient. There will always be time to do it after the closing.

  This week we were interviewed by an investor....the interview was lengthy and thorough...what was our experience...in great detail.  We felt an instant connection....and the meeting lasted twice as long as any of us antiipated.  The lead investor was from out of state and was flying on the next day to do work in other markets.

Liquor Stores Aren't Just for the Bubbly !

   We know that Mike and his crew at Consumer Beverage, just around the corner in Hales Corners are glad we built our home in neighboring New Berlin, We entertain a lot...we love to cook...sometimes it is a spur of the moment barbeque...other times the china, crystal and sterling come out and adorn the dining room table. With old man winter just beginning to clear his throat with the first cool snaps of the winter season, many Americans begin firing up their fireplaces. But before you start enjoying the ambiance of the warm embers glow with the blanket, a bottle of bubbly and your sweetie, is your fireplace really safe from the hidden dangers that most folks do not even know about?

Statistically, over 1/3rd of Americans use solid fuel (wood) as their primary source of heat. Most of these are in rural areas. Statistics also show that 36% of residential home fires start in the fireplace or wood burning stove.

When was the last time you:

  • Had your chimney or flue evaluated by a licensed chimney sweep? Most residential fires are caused by creosote build-up and flue fires.
  • Checked the air inlets? Some modern fireplaces draw air from the exterior. Insects find these protected areas a cool spot to build their nests. Blocked inlets can cause poor combustion and CO to build up.
  • When was the last time you checked to see if tree branches were hanging over the flue?
  • When was the last time you checked the batteries in your smoke detector? Statistics show that most deaths could have been prevented. Missing/dead batteries was the number one cause.


Be safe.

  • Do not use incendiaries to start a fire. Flammable liquids are unsafe.
  • Use only seasoned hardwoods. Soft, green wood causes creosote to build up in flues and liners.
  • Keep firewood away from your home. We do not want to bring in WDO's do we?
  • Build smaller fires. These burn better and produce less smoke.

Multiple Offers On Short Sales...You Bet !

 reward People in southeastern Wisconsin are becoming more educated about the rewards of buying Short Sales...this week we presented multiple offers on one...and tomorrow...multiple offers on another. We talk with each agent who has written an offer making sure that both the agent and their buyer have an understanding of the process involved and that they know that there is some "hurry up and wait" as the transaction continues through the maze at the bank.

   Patience is well rewarded by the tremendous value that a properly priced can provide the buyer.     Be sure when you show a short sale that the listing agent has successful experience....nothing worse than having a buyer write on a short sale to find that they are part of a listing agent's  real estate experiment and there is no chance that the transaction will close.  Sellers...when you choose a listing agent for your short sale home..ask for references...know that the agent has successful experience and not passing familiarity from a sales meeting or reading articles on the internet.

World Trade Center was melted down in a foundry in Amite, LA to cast the ship's bow section. When it was poured into the molds on Sept 9, 2003, 'those big rough steelworkers treated it with total reverence,' recalled Navy Capt. Kevin Wensing, who was there. 'It was a spiritual moment for everybody there.'

   It is a spiritual, mindful moment for me as well....tears never stop falling when I remember....as we all should, those who gave their lives...it is an undescribable reverance...and a lasting memory....May the friends, families and every American take pause as this ship sets sail to defend us all and savor the freedoms we have and enjoy every day as Americans.


Sign Sign...Everywhere a Sign....

         A number of years ago....there was a popular song and the lyrics of the chorus were.

  The Song was performed by a group called "The Five Man Electrical Band."  Not sure whatever happened to them..I do know that decades later...the lyrics still race through my mind while I drive through neighborhoods with real estate signs of red, blue, orange, green....Too many "Everywheres" in some places.

       In the greater Milwaukee/Waukesha Wisconsin market the real estate signs from some of what are considered the "major brokers" are littered with soooo many numbers that consumers are at a loss to know what to do, who to call....and how to get the information they need about the property. Under what I believe is the "Guise of Technology" there are Pin Numbers....Property numbers that will/can text you....call you, e-mail you.  The agent is lulled into believing that the ever increasing cell phone bills for this wonderful technology will somehow increase their business.  NOW...you know you called about your listing...you can call them, text them, e-mail them....go pounce on them in front of the listing...and Voila...you have an instant new buyer !  Hmmmm....not our experience.cell phone bills

    We got bigger cell phone bills that indicated inquiries from buyers on our listings...and they were not people who wanted us to return a call....send them a text...drop them an e-mail...they thought they were making a discreet inquiry....oh not....now they were supposed to be a part of our data base...and our cell phone bill...and they were tire kickers...lookey loos....neighbors....not buyers.
