Sales records....are sometimes not what they seem....OR maybe...more than likely in our experience...unless we bring it up in a listing presentation...the Seller never asks how many homes you have sold...have you sold this kind of home..homes in this price range...have you had any education in....have you closed....how many price reductions do your listings average...
How many expired...(and not re-listed with you ) homes did you have in the last 2 years....
Of course you have testimonials...of course you have references....Show me that brochure you actually printed, show me that post card sample you actually mailed...Let me see that sales report of the homes YOU sold....Sellers should ...could ask for "third party verified performance."
A lesson from the dirth of short sale paperwork.....never believe it if you can't prove it with third party documentation. Not what you say you earned....in a short sale..it's pay stubs and tax returns to verify that income.
Sellers demand proof....see that MLS sales record, read that marketing presentation ...look at a past brochure...Any agent worth their "For Sale" sign wants to SELL your property and is proud to show you their documented accomplishments in real estate.
If the agent never listed a home over $200,000...do you want to be the real estate luxury experiment for your high end home ?
If you have a house that is upside down...do you want to list with an agent who heard about short sales in a sales meeting but has never listed one ?
You want to see that point of sale brochure not the MLS sales sheet ...what investment has the agent made in past listings ?
Agents...it is your EDGE....your resume...the reality of what you have done...the signature of your sterling performance...don't just talk about it...Show the Seller...Verify your experience.
