Know Your Boundaries Please...Agents and Sellers...

     We are showing property this weekend...we have sold the Buyers home....so they have no home sale contingency which is sooo not acceptable in our market of "Thinventory" and off we go to look for the house that this family will call home. They had been using our "magic" search for quite a while to see what the market had to offer...you can home searchregister for it too with password protection to change the perameters of your search anytime you wish....click here...and welcome !

   This family was on a search for a minimum of four bedrooms ....and room for their children to play...quiet places for parents...the school district they preferred...close to their family. Updated and newer construction was a preference and the hunt was on !

     As the holiday weekend began, up popped a house...with the "right number" of beds and baths....and WOW ...3 out buildings and a lot that looked as though it went on forever ! Therein is the question...where is the beginning and the end surveyof this lot....a call to the agent with answers that the three out buildings were included and no idea where the beginning and end were.....No it wasn't where the grass was cut...it was bigger...but...maybe just on the north side...or was it...Oh golly gee...."maybe" the Sellers have a survey and they are out of town for the weekend.  

    When we sell homes in a subdivision the "usual" lot line is the utility box...roughly...and until or if a survey is acceptable this is an acceptable sight line for most buyers.

  red flag   When you are selling a property that is "a little bit country"...be a good scout..be prepared and have a survey...or at the very least a "flagged" lot line that can be more distinctly defined at a later date.

     You would want to know what you were buying if you were a buyer...make it easier for the Buyer to decide if this is the house with the country lot that they want to call home.
