You MUST give me your Buyer's Name, ranted the listing agent

 It has become more popular in our market for listing agents to "request" the Buyer's name before a selling agent shows a property.  It is not a request with which we choose to comply.

  The reason for the request is that if the listing agent loses the listing...it expires or they part company with the Seller for any reason,  the listing agent is entitled to the commission for a year.

  What many listing agents do not know...is the name is not required. Oddly enough....within 72 of the expiration of the listing, the listing agent must give the Seller(s) a list of agents and/or buyers who they have "procured" and are exceptions for commission from any subsequent agent's listing for that year.

    Our Buyers can be "registered" as Hanson's Buyer - 2-3 pm on Wednesday, the such and such of this month. 

     Our Buyers are just that..."our" Buyers....and we choose to keep their identity confidential until or if there is a contract written and they choose to disclose their names to the listing agent.  We work with buyers with a buyer agency contract.

    Practices vary from one part of the country to another...confidentiality is always our practice.
