In our real estate practice, we say that spring starts January 2nd ! While there may well be drifts of snow of blasts of icy air, we remind our multiple spheres through our snail mail and email that if this is the year that they choose to upsize, downsize...become snow birds...NOW is the time to see "what condition their condition is in." It is very difficult to be objective about your own house. You painted the walls the colors that please you....you overlook the stain that didn't quite come out of the carpet...no one will notice the scratch on the woodwork, the door that squeaks, that slight tear in the screen....you have lived with it forever....so why wouldn't anyone else ?...
"Everyone else" includes the potential buyers for your home...when there are hundreds of thousands of dollars invested...looking at details is exactly what a potential buyer DOES do ! It may appear insignificant to you...and you may not even really see it anymore because you have lived with that condition for a long time....but trust us, the new Buyer will want the house they call home to be as "shiny and bright" as possible before they write an offer.
We send a list along with our newsletter during the first quarter that suggests areas of the home inside and out they examine. We offer to make what we call our "inside/out" house call so that we may go thru the house room by room outside and in and make our suggestions for the items that may be on their "to do" list before they put the house on the market.
Being a good scout and being prepared is the best way to get the most from your real estate investment.
For Buyers...we are vigilant about having them keep pre approvals current, have major purchases remain on their wish list and not hamper their debt to income ratio when they make that decision to buy.
An eye to the objectivity of how a BUYER will view the house NOT what a potential seller likes, thinks others can live with....worse yet...will accept an "allowance for" ...is not the way to be ready to get the highest and best offer. You have made an important investment in your home...give it the attention it deserves to get the return you can have on this important transaction.
